77 HR Real Estate Salesperson Licensing Course: CLASSROOM ONLINE
New York Real Estate Salesperson Course is offered in a variety of flexible schedules. Instructor handouts and review materials are included in tuition. Courses are being offered online now
Prerequisites:
To obtain a real estate salespersons license in New York you are required to be at least 18 years of age, have a high school education or equivalent, successfully complete 77 hours of instruction at a school approved by the New York State Department of State, pass a state examination, furnish evidence of good moral character and be sponsored for licensure by a New York Real Estate Broker. A salesperson candidate must be a legal resident of the United States, but does not have to be a citizen.

45 HR Real Estate Broker Course:
New York Real Estate Broker Course is offered in a variety of flexible schedules. Instructor handouts and review materials are included in tuition.
Prerequisites:
In order to qualify for licensure as a real estate broker, an applicant must be at least 20 years of age, three types of acceptable experience are two years as a licensed real estate salesperson and the accumulation of 3, 500 points; three years of experience in the general real estate field (e.g., buying and selling your own property, managing property owned by your employer) and the accumulation of 5, 250 points; and combined experience that includes work as a salesperson and general real estate activity, as well as the accumulation of 5, 250 points, have satisfactorily completed both the qualifying salesperson course of 77 hours and an additional 45-hour real estate broker course as approved by the Secretary of State, and have passed a qualifying examination administered by the Department of State.

Effective December 21, 2022, real estate broker applicants must complete 152 hours of approved qualifying education.

You will need the 30-hour salesperson remedial, a two-hour continuing education course on Fair Housing and/or implicit bias training, and the 75-hour broker course.
I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 45-hour salesperson course, the 30-hour salesperson remedial course and the 45-hour broker course. What other courses do I need to complete?
You will need to complete the 32-hour broker remedial course.
I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 75-hour salesperson course. What other courses do I need to complete?
You will need to complete the 75-hour broker course and a two-hour continuing education course on fair housing and/or implicit bias training.
I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 75-hour sales and the 45-hour broker course. What other courses do I need to complete?
You will need to complete the 32-hour broker remedial course.
NOTE: The 77 hour salesperson, 75 hour salesperson qualifying and 30 hour remedial courses are valid for 8 years past the course completion date and must be used to obtain a license or will expire and must be retaken.
Please note, that completion of a school administered proctored examination is required in addition to the qualifying examination administered by the Department of State. If you have any questions about the school proctored examination, please contact your school provider.
Once either of these courses have been applied towards a license, they will not expire and can be used for upgrade.
How do I obtain a waiver from the 75-hour salesperson or 120-hour broker course requirement? Or effective December 21, 2022, how do I obtain a waiver from the 77-hour salesperson or 152-hour broker course requirement?
